Who says you can't receive benefits if you own property? Farmer's Pension real estate review, these '4 types of land and houses'
Regarding the farmer's pension's real estate wealth screening, although there's a threshold where benefits are denied if the total value of land and housing exceeds 5 million NT dollars, the government provides the following four reasonable deduction or exclusion conditions to protect the rights of genuine farmers and elderly individuals who own their homes: 1. Agricultural Land and Farmhouses (Full Deduction): If the property meets the criteria for agricultural land or a legally built farmhouse in a non-urban area, its value will be fully deducted (not included) when calculating the 5 million NT dollar threshold. 2. Sole Residence (Up to 4 million NT dollars deduction): If the farmer owns only one house and actually resides in it, the combined value of the house and its land can be deducted up to a maximum of 4 million NT dollars. If the value of this sole residence and land is less than 4 million NT dollars, the full actual value will be deducted. 3. Involuntarily Owned Public Facility Reserved Land (Full Deduction): If you own land designated as a public facility reserved area by the government, which cannot be acquired by the government or disposed of by you due to urban planning restrictions, its value will not be included in the calculation. 4. Undesignated Historical Sites and Specially Protected Land (Full Deduction): The value of land designated as a historical site by law and subject to usage restrictions will also be fully deducted. 💡 Core Calculation Concept: The calculation of the above values is based on the 'announced land value' and 'standard assessed housing price,' not the general market transaction price.
